Vancouver Island November 2025 Market Update

November brought a quieter pace to the Vancouver Island real estate market, which is typical as we head into the winter months.

• 513 properties sold across all property types, down 8% from November last year

• 259 single-family homes sold, down 1% year-over-year and 18% from October

• 50 condo apartments sold, down 19% year-over-year and 28% from October

• 53 row/townhomes sold, down 29% year-over-year and 32% from October

As we move toward mid-February—when the spring market traditionally begins—we’ll be watching interest rate announcements and buyer activity closely to see how momentum builds into 2026.

There’s something special about the simple traditions this time of year—bundling up, choosing a Christmas tree, decorating our homes, and enjoying quiet moments together. December is all about creating warm, cozy spaces and meaningful memories.

Winter Home Decorating Tips

• Add outdoor lights and seasonal décor to brighten darker evenings

• Group candles in clusters to create a soft, welcoming glow

• Use textured table runners or throws to add warmth indoors

• Create one cozy corner with a comfortable chair, throw blanket, and lamp

Recipe of the Month: Apple Butternut Squash Soup

Perfect for chilly island evenings, this comforting soup is simple, nourishing, and full of flavour.

Ingredients:

• 1 large butternut squash, peeled and cubed

• 1 onion, diced

• 2 cloves garlic, minced

• 3 cups chicken or vegetable broth

• 1 cup coconut milk or cream

• 1 tbsp olive oil

• Salt & pepper to taste

Instructions:

1. Sauté onion and garlic in olive oil until soft

2. Add squash, broth, salt, and pepper

3. Simmer 20–25 minutes until squash is fork-tender

4. Blend until smooth

5. Stir in coconut milk or cream and enjoy
